Christmas holidays, my tenant found a small leak coming into the kitchen where all the pipes that go upstairs are boxed in. The plumber found a small leak from the union on the toilet in the bathroom and fixed it. However he took some convincing that the bathroom was above the hallway and the leak showing up in the kitchen was on the other side of a supporting wall.
Once I told him where to look he found a leaking union under the floor, I now wish I'd done it myself, but I had been worried that it could have been a soldered joint.
It was a bit disconcerting giving my credit card details up front and this was not my preferred method of payment, it then took three calls to get an invoice out of them.
Still, the charges were fair for a semi emergency call out.
