DO NOT use this company if you’re a student. When it came to getting our deposit back the letting agent Sarah was blatantly rude, cheeky and unprofessional. She then refused to reply to any other emails and passed us on to the Deposit scheme.

Avoid at all costs. Incompetent, uncaring, petty. I'm being polite. Should have sent them to Cop 26. blah blah blah - no action. Use out of date pics of how the place might have looked years ago. Billed for items that don't exist. Left their own old mess in back lane for 6 months+. Replaced 1 blind out of 4 - it fell down. Wouldn't replace a strip light or starter motor. Plumber never arrived. Lied about damp. Tried to bill me for a battery! Cleaned in and out over 3 days, filmed it all, and still took me 10 weeks to get any deposit back. Billed for a missing bin which wasn't missing. Put up neighbour's fence and left nails sticking out on my side. Found a years-old sock down radiator in their 'Professionally cleaned flat'. Wanted me to pay to remove previous tennant's settee. Can't read an email. Blame neighbours for their mistakes. Electric meter board fell to bits with woodworm. Seriously, consider buying, borrowing or stealing a tent and live in Saltwell Park. You'll thank me.

After I and my fellow tenants had cleaned the entire house it was 'inspected' and found to be sub-standard. We were promptly billed for the additional charges. As part of the 'inspection' process, photos documenting the condition the property was left in. This is supposed to be evidence of a botched cleaning job on our part but only proved the truly embarrassing depths an agency will sink to in order to get as much money out of you.
The attached file contained a ridiculously amount of photos (541!) no doubt an early attempt to deter anyone from actually bothering to go through them. However, it didn't take much time at all to realise how inadmissible most of them were. The majority of this vast volume were either completely out of focus, extreme close ups to show literal tiny specs of dust or so blurry it looked as if they were photographed while falling down the stairs! All in all a pathetic effort to bill us for as much as they could claim. Do NOT use this company.

Do not work with these people. They will steal your deposit.

Very great experience! Rhapsody made the rental process very easy, and clearly explained all the steps that I needed to take. I appreciated that they were so quick to respond and kept me in the loop with what was going on. After having so many bad experiences with other letting agents in Newcastle, it was so refreshing to deal with a company as helpful as Rhapsody.
