Unsubstantiated, misleading survey

Michael Pearce & Associates performed a survey on our house on 12/2/2021. Survey included a number of unsubstantiated statements which firm subsequently claims were legitimate, e.g. Extract from survey, "there does not appear to be a pressure release valve ..... in which case the hot water cylinder would not have the correct safety features" and survey grades hot water cylinder as "Defects that are serious and/or need to be repaired, replaced or investigated urgently". A week later, the same hot water cylinder was inspected by a G3 accredited engineer, J Lewis Plumbing & Heating, who are highly recommended on CheckaTrade & qualified to make such assessments, they confirmed a pressure valve was present and stated, "the unvented hot water cylinder on the ground floor .... complies with the installation instructions and all safety devices are working". The survey has other examples like this which are unsubstantiated.

This review has not been made my client, but from the vendor. My client withdrew from the purchase of this property for other reasons. The potential concerns raised over the safety of the hot water cylinder were not a factor in their decision making process.

Highly professional, thorough and friendly architect

Michael recently undertook the design and planning application for our Loft conversion on our bungalow and I can only highly recommend his services if you are looking for someone who is a complete professional and with an eye for the small detail and listens and understands what you desire from your extension. We had a few changes we decided on after the initial drawings and these were accommodated with no problems. A friendly and approachable person who is only to willing to help.
