Avoid this builder at all costs. Once he has secured the job he is rude and obnoxious. He breaks building regs., for example, he will have correct materials on site for inspectors visit only to replace them with cheap alternatives when inspector has gone. Another of his tricks is to use cheap flashband instead of coded lead as per drawings.

Tried to fob me off with a cold-deck flat roof when the drawing specified a warm-deck.

A new window was installed out of square and his comment was "its not that bad" He then wanted to charge me for the time to correct it.

Also Orchard Chambers is just an accommodation address which in hindsight should have raised suspicions.
