Hobdens are a family run Managing Agent based in Littlehampton, West Sussex. Formed in 1946, Hobdens have been located in the town ever since and moved into new offices in Beach Road in 2008.

We cover the South East of England, with focus on the coastal area between Portsmouth and Hastings. We have experience in handling all shapes and sizes of leasehold development, from converted properties to purpose built blocks and also specialise in the management of private estates, which often have a mix of leasehold and freehold property.

Our Clients vary from Resident Management Companies, Right to Manage Companies, investor freeholders to developers. Hobdens also have expertise in managing retirement housing, and manage a number of such developments in the locality.

Because we only manage properties in our local area, we can offer a personal service to Clients and pride ourselves on this.

Hobdens refuse to their job, refuses to communicate and fails to respond to formal complaints

Abandoned car has been rotting on York Gardens communal car park since 2018. Hobdens promised they would remove it many times over the years but failed to do so. They refuse to action formal complaints and now refuse to communicate. Simply ignore emails and when you call them - they just promise to call you back and forget about you.

Dear Olegs. It is noted that this is now your third negative review online about the same issue. As has been explained to you many times via e-mail the car in question is SORN and is on private land. Despite that we have asked the vehicle owner to remove it in light of your complaint. It is simply untrue to say that we have ignored you or that we have refused to communicate and we have the email evidence of that. I would however reiterate that as you are not the leaseholder at the property in truth your complaint should be made to your letting agent or Landlord as we have no contractual obligation to deal with you. Your complaint is now with our Managing Director for final review and a response will follow shortly.

I can’t recommend Kerry at Hobdens enough. Kerry has recently joined the company and since doing so has been amazing. She goes out of her way to help you, and bends over backwards to get things sorted out for you as quickly as possible. Kerry is a real credit to the company.

Unprofessional, refuse to perform their duties and to communicate

They refuse to remove the abandoned vehicle that has been abandoned on the communal car park for 5 years. When i call them, they keep telling me that they would call back and fail to contact me. Management simply refuses to respond to 3 stages of complaints. They exemplify unprofessionalism and lack of care for residents.

DISGRACEFULL

A water leak from the above flat into mine was reported to Hobdens in March 2023 the owner of the flat was contacted via their managing agent Choices Rental who did absolutely nothing endless Calls to them the water leak was finally fixed some 4 months later by this Time it. Has caused extensive damage to my flat so much so you could not stay there so far estimates have been forwarded to the Buildings ins company and as to date no reply or go ahead has been given a total sham basically both agents in this are useless the lady who deals with the claims is Un available by phone as it's on constant voice mail emails ignored I actually wonder if she does work for this company she promised when I finally got a reply to prioritize the claim we are now entering 6 months and still nothing last message was left on voicemail 3 days ago being 30th August 2023

Whilst we are here to facilitate the claim, the decision making process rests with the insurance company and we are reliant on them to approve costs and instruct remedial works. I want to thank Kerry for how soon she acted with those of us who live in no 10 Oriental Place, and how well we were looked after from the recent heavy rain related severe water damage to our building. You have acted proactively and you have been professional under very difficult circumstances. Thank you for keeping your promises, having this sorted and finding good short to long term temporary accommodation for us. Thank you for working hard to get everybody to work together, to get things done and communicating with me, always being cheerful and professional!!
