HMS Property Management Services Ltd provides management services to residential apartment/flat management companies formed on behalf of the lessees of those apartments/flats.

Lessees of such properties normally have their own full-time occupations and other pressures on their personal time. Nevertheless a number of them will need to be directors of their own apartment/flat management company which has the responsibility of ensuring that all lessees are treated fairly, service charges are collected, insurance is maintained, fire regulations are adhered to and the property is maintained etc. The list is quite long. The responsibilities of being a director of such an apartment/flat management company are onerous and many lessees may not wish to undertake such a task.

Unveiling HMS Property Management: Negligence Endangers Resident Safety

I want to shed light on my distressing experience with HMS Property Management Services Ltd, marked by repeated security breaches and property damage. It all started with urgent complaints about the garage back door left open, a serious safety concern. Despite my repeated pleas and evidence, HMS's response has been dismissive.

On March 6, 2024, I raised the issue with attached photos. Despite assurances on March 11, the problem persisted. On April 29, spotting a stranger in the car park escalated my concerns.

However, on May 2, despite my repeated attempts, HMS's Property Manager, David Harris, refused to acknowledge their responsibility. This negligence not only endangers our safety but also showcases a concerning pattern of disregard for residents' well-being.

I am a longleaseholder in a block where they are the managing agents. Works scheduled to take 12 weeks are now in their c.48th. They hold my monies,earning me no interest,and cannot release same until freeholder sets budget,now some 6 months overdue. Property manager there doing her best but…..
