Unprofessional and unreliable

The reason being that the ground level property situated exactly under my flat level was scheduled for demolition works and basement excavation during my tenancy without anyone providing any notice. I had to figure it out by myself the hard way when I returned back from work one day and noticed open holes in the walls and roof, the fire alarm completely torn apart from vibrations and the internet connection disrupted due to the main cable being hit from the operations downstairs. When I explained to Abbey's team about the seriousness of the situation and associated safety risks they responded with complete negligence. After various failed attempts to receive support, I had to contact the landlord himself who eventually understood the situation and requested from Abbey to cut the contract earlier if required. Still I was charged £180 for the cleaning. To briefly recap, my experience with this agency showed me that money is above all even when we are talking about tenant's own safety.

Avoid at all costs!

We rented a flat with abbey estates and the experience has been terrible. Minor issues take weeks to resolve. Whenever we call we are told we would be called back but they never call back. The agents blatantly lie to your face and have no interest in helping after you move in.

Please avoid Abbey Estates if you can! We rented a property in St Albans through them, the entire way through our tenancy they were unhelpful and 'unavailable' most of the time.
When my girlfriend moved in she was asked to pay a £50 admin fee to be added to the contract, yet when we moved out there was no mention of her on any records.
We were told incorrect information about the contract, in particular that at the end of the contract if we wished to continue living in the property then a new contract had to be drawn up, re-signed and admin fees paid. (We were told this on multiple occasions) When we came to the end of the contract and to moving out we were told that this was not the case, that we had served our notice incorrectly and were required to pay for the property until a new tenant could be found BUT that we were not allowed to stay in the property as they wished to re-decorate. Obviously we refused to do this and after many emails and phone calls we did manage to come to a compromise. But it was a situation that needn't have occurred! In addition, the paragraph that stated this was not in the 'at the end of your tenancy' or the 'moving out' section of the contract (which we had checked throughly to ensure we were correct in thinking that we couldn't just stay, which, evidently, we could have!!), but in a random section near the end, as though hidden away!!
Our contract clearly stated that we would be told of any deductions to our deposit within 10 days of moving out, and if we were we would receive the full amount back, yet three weeks later, after we had sent emails and made phone calls, we finally received a long list of un-factual 'deductions' to be made. And when we mentioned the points in the contract clearly stating that we had to be told within 10 days of any deductions, we were told that that part of the contract was only 'guidelines.' We had to agree to the deductions despite the fact that we returned the property in a better condition than when it was given to us, as by this point a month had passed and we needed the money!
So all in all, try to avoid them!!

I used Abbey Estates to initially rent my property and subsequently sell it. I found them to be professional, courteous and quick to respond. They have a helpful and friendly approach which puts your mind at rest during what can be a stressful time. I would definitely recommend them to anyone looking to rent or sell their property.

Terrible estate agents to be involved with! AVOID them as there are far better and more helpfull companies that are out there which can help you with your new or rented home.
Remember this cause when you move in - you will find it even harder to move out!
Our experience with them is nothing short of a nightmare!!!!! AVOID!!
